Wollongong

OFFICE

Knight Frank Illawarra

Our Wollongong office is a genuine local hub for commercial, retail and industrial real estate across the Illawarra. Our team is involved in the majority of major real estate transactions in the region and provides ongoing asset management for many of Wollongong’s A-grade commercial buildings and shopping centres, so we’re in regular, hands-on contact with the people and properties that make up this market. We back that local expertise with the reach of Knight Frank’s national and global network, and we’d genuinely like to see you in the office: whether you’re an existing client, a prospective investor or simply exploring the Illawarra market, drop in, book a meeting or pick up the phone. Our door is open.

Wollongong is transforming from its industrial roots into a thriving, connected business and coastal community, with major employers including KPMG and the ATO now calling it home. That momentum is visible on the skyline, with a record 20 cranes currently at work across the Illawarra (the strongest result since the region joined the national Crane Index in 2019), backed by $1.6 billion already invested in the CBD and a further $400 million in the pipeline. The Illawarra’s population is forecast to grow faster than the rest of NSW over the next seven years, and Wollongong’s gross regional product has climbed to $17.6 billion, up more than 10% in six years. For the owners, investors and occupiers we work with every day, that’s real momentum, and real opportunity.

Case studies

NSW Government industrial land divestment, sold at auction

Appointed by the NSW Government to divest this Port Kembla landholding, Ben Mostyn and Ben Churven ran a competitive public auction that drew five registered bidders for a site earmarked for heavy industrial redevelopment. The result, in excess of $4 million, showed that even government-owned surplus land can achieve a premium outcome when a genuinely competitive process is run around it.

33 Five Islands Road, Port Kembla

Rare heavy industrial landholding sold via Expressions of Interest

One of the most tightly held segments of the Illawarra market, this large-scale industrial site drew more than 100 enquiries and over 15 contracts issued from a single campaign. The result, a sale in excess of $14 million to a Wollongong-based purchaser, reflected the genuine scarcity of comparable heavy industrial land in the region.

Lot 22 Canterbury Road, Kembla Grange

A family-held Illawarra landmark, brought to market for the first time in a generation

The former Cleary Brothers head office, held by the family business for decades, generated more than 50 enquiries and 12 contracts issued from local, state and interstate buyers. A Sydney-based firm secured the site for more than $15 million at the close of a competitive second Expressions of Interest round.

37–39 Five Islands Road, Port Kembla

Complex, multi-asset divestment for a national corporate client

Appointed by Bunnings to divest surplus land adjoining its former North Wollongong store, Knight Frank ran three simultaneous campaigns across the broader landholding. This site sold to a Sydney-based developer for more than $12 million, a significant premium to the vendor's expectations, after competing buyers included the adjoining owner, Mazda.

60–72 & 74 Flinders Street, Wollongong

A landmark CBD office tower, sold and supported well beyond settlement

This CBD office tower sold to an offshore investor based in Singapore for more than $65 million. Knight Frank went on to secure the largest government lease in the building's history, more than 7,500 sqm to Services Australia on a new 10-year term, and managed a full refurbishment program on the owner's behalf.
