Aged care development site for sale in Perth’s northern corridor

A rare opportunity to secure a strategically-located aged care development site in Perth’s north has come to the market.

2 mins read

The property at Lot 78 Paradise Quays in Ballajura is a 7,701sq m site adjoining the new Paradise Quays Lifestyle Village Estate for over 55s, which will have 77 contemporary homes catering for 130 retirees.

The site, situated on the prominent corner of Alexander Drive and Paradise Quays, approximately 13 kilometres from the Perth CBD, has approved zoning for Residential Aged Care (RAC) and permits development up to three storeys in height.

It being offered for sale via an Offers to Purchase campaign led by Knight Frank agents Tony Delich and Zach Schreier on behalf of the vendor, Wattle Fairway Pty Ltd.

Price expectations are in the mid $3m to $3.5m range.

Mr Delich said the offering presented a rare and exciting opportunity for developers and operators of residential aged care facilities to acquire a landmark site within an underserved catchment.

“An aged care development on this site would be underpinned by strong demographic fundamentals and significant future demand,” he said.

“The site’s zoning and location position it strongly to capitalise on the City of Swan’s rapidly ageing population and huge shortage of aged care beds in the area.

“The City of Swan currently has a population approaching 150,000 residents, with more than 23 per cent aged over 55, and demand for aged care infrastructure is projected to increase significantly over the coming decades.”

Projections show that Ballajura alone will see a population increase of 1,822 residents aged 55 and over, and 737 additional residents aged 70 and over in the period up to 2026, with this to increase further over time.

Mr Schreier said opportunities to purchase properties zoned for residential aged care in Perth’s north were scarce.

“The site benefits from high-profile exposure along Alexander Drive, as well as immediate proximity to established residential neighbourhoods and amenity including The Lakes Shopping Centre, retail and medical services and the Emu Swamp Reserve,” he said.

The Offers to Purchase campaign for Lot 78 Paradise Quays, Ballajura will close at 3pm (AWST) on Wednesday, May 20.
