The two-level property at 75 Moore Street in Footscray was acquired by a local private investor, with the sale reflecting a yield of circa 7.8%.
Knight Frank agents Tom Ryan, Paul Lillis and Jacob Haydock brokered the off-market transaction on behalf of the vendor, while the buyer was represented by Lachlan Devince of Charter Keck Cramer.
The modern standalone office building has 2,259sq m of net lettable area across two levels on a prominent 1,697sq m corner landholding, with secure basement parking for 40 vehicles.
Purpose-built in 2012 for Services Australia (Centrelink, Medicare and My Aged Care), which still occupies the building, the asset is 100% leased to the Australian Government, providing a secure long-term income stream with a lease extension agreed through to 2034.
It generates a net income of approximately $1.15 million per annum and benefits from a 5-Star NABERS Energy rating.
Strategically located just 250 metres from Footscray Train Station and approximately five kilometres from the Melbourne CBD, the asset is well positioned within a rapidly evolving precinct underpinned by major infrastructure including the Metro Tunnel, West Gate Tunnel and the new $1.5 billion Footscray Hospital.
Mr Ryan said the sale demonstrated strong appetite for securely-leased government investments.
“Off-market opportunities of this calibre continue to attract significant interest, particularly when underpinned by a long-term government lease, that runs in this case, for at least another eight years,” he said.
“This result reflects the depth of buyer demand for defensive assets offering strong income security and future growth potential.”
Mr Lillis said the property’s strategic location in Melbourne’s booming inner west was also a drawcard for buyers.
“This asset, situated on Melbourne’s fringe, has strong connectivity, being close to many different transport options, as well as amenity and major projects that will boost growth, including the $1.5 billion Footscray Hospital, just 950 metres away.
“The building occupies a prominent corner position, with substantial frontages to both Moore Street and Byron Street.
“With the substantial landholding at 75 Moore Street being in an Activity Centre Zone, it also has future development potential of up to 10 levels.”
