Cleanaway industrial property portfolio offered to market
A rare portfolio of four specialised industrial assets across Australia’s eastern seaboard and leased to Cleanaway Waste Management, Australia’s leading waste management and environmental services provider, has been listed for sale.

The Cleanaway Industrial Portfolio comprises 66 Links Road and 40 Christie Street in St Marys, New South Wales, 83–87 Dohertys Road in Laverton North, Victoria, and 8–12 Krypton Street in Narangba, Queensland.
The assets have a combined site area of 4.12 hectares and a total building area of 13,846sq m, providing exposure to highly specialised industrial infrastructure that supports Cleanaway’s hazardous and regulated waste operations across key national markets.
The portfolio is fully leased to the publicly-listed Cleanaway under triple net lease arrangements, generating a combined passing net income of approximately $1.45 million per annum, with a weighted average lease expiry (WALE) of 5.5 years, with a lease expiry of December 2031.
All four properties benefit from valuable EPA licences and environmental approvals that create substantial barriers to entry and support their long-term strategic significance.
The properties are being offered for sale either individually or in one line via an Expressions of Interest campaign managed by Knight Frank agents Orlando Maciel, James Reeves, Harley Bowen and Henry McKeering on behalf of the owner, Le Ho, nicknamed the ‘Garbage Queen’ of western Sydney.
Mr Maciel said the portfolio represented a highly unusual opportunity to acquire a geographically diversified industrial investment backed by one of Australia's strongest covenants.
“Opportunities to acquire a portfolio of high-quality and fully operational hazardous waste facilities of this calibre are exceptionally rare,” he said.
“The assets are leased to Cleanaway, a publicly listed ASX company and the nation’s leading waste management provider, delivering investors secure income across strategically important industrial locations on the Eastern Seaboard.
“The portfolio combines long-term income security with specialised environmental approvals that are increasingly difficult and time-consuming to obtain, creating significant barriers to entry for competing facilities.”
Mr Reeves said the portfolio would appeal to a broad range of institutional and private investors.
“These assets deliver solid income for incoming buyers, but they also offer future flexibility through extensive hardstand areas, low site coverage and strong underlying land holdings in strategic locations,” he said.
“We expect strong interest from investors seeking defensive industrial assets with specialised infrastructure characteristics that are difficult to replicate in today’s regulatory environment.”
The Cleanaway portfolio includes two Western Sydney assets within the established St Marys industrial precinct, a major hazardous waste facility in Melbourne’s tightly held Western Industrial Precinct at Laverton North, and a strategically positioned Queensland asset in Narangba, one of South East Queensland’s fastest-growing industrial markets.
66 Links Road in St Marys consists of a 3,547sq m site with 909sq m of building area across office and warehouse space, but with a large concrete hardstand area, it has 25.6% site coverage.
40 Christie Street in St Marys consists of a 4,289sq m industrial building with office and warehouse space on a 10,400sq m site. With 41.2% of site coverage, it benefits from a large hardstand and loading area of 2,600sq m.
83-87 Dohertys Road in Laverton North features a standalone office and seven warehouses totalling 6,651sq m on a 20,192sq m site, with 32.4% site coverage.
8-12 Krypton Street in Narangba has improvements including a two-level office, warehouse, workshop and ancillary sheds totalling 2,097sq m on a 7,101sq m site with 29.53% site coverage.
The Expressions of Interest campaign for the Cleanaway Industrial Portfolio will close at 4pm (AEST) on Thursday, 30 July 2026.
