Burleigh Heads 4,857sq m landmark site offered to the market

One of the largest and most significant remaining landholdings in Burleigh Heads, positioned moments from James Street and Burleigh Beach, is being offered to market.

The property at 14 Park Avenue in Burleigh Heads comprises a substantial 4,857sq m site, occupying an elevated position with commanding views across Burleigh Heads.

It is being offered to market by the Anglican Church Southern Queensland (ACSQ) via an Invitation for Proposals campaign – seeking all proposal types, including sales and leaseholds - run by Knight Frank agents Hayden Ryan and Blake Goddard.

The site is currently occupied by an assortment of buildings, but benefits from dual zoning under the Gold Coast City Plan, comprising Community Facilities zoning across the principal lot and Medium Density Residential zoning across the two adjoining lots, offering genuine flexibility for a range of uses.

Located approximately 100m from the vibrant James Street retail and dining precinct, 500m from Burleigh Heads Beach, and 400m from the new Burleigh Heads Light Rail station, the site is surrounded by some of the Gold Coast’s most sought-after lifestyle and transport amenity.

An Anglican Church Southern Queensland spokesperson said the right development could secure the parish’s future as a vibrant, welcoming and purpose-led part of the Burleigh Heads community.

"The Burleigh Heads parish already delivers many community services and benefits. This process is about exploring whether we can better support worship and community services, while securing the future of the Church on this site," the spokesperson said.

Mr Goddard said the property was expected to attract strong interest from local, national and international groups seeking exposure to the Gold Coast’s strongest lifestyle market.

“The current owners, being Anglican Church Southern Queensland, are looking to activate the land to ensure it meets both internal and external needs,” he said. “What we are seeking are proposals from groups looking to buy, lease or joint venture with the existing owners to ensure an optimal outcome can be reached for the site.

“Burleigh Heads has firmly established itself as one of Australia’s most desirable coastal destinations, underpinned by exceptional lifestyle amenity, strong population growth and ongoing infrastructure investment

“The completion of the Gold Coast Light Rail extension, significant transport upgrades and the lead-up to the Brisbane 2032 Olympic and Paralympic Games are further strengthening the long-term appeal of the southern Gold Coast.”

Mr Ryan said: “This represents a truly generational opportunity to secure one of the last significant landholdings in the heart of Burleigh Heads, one of Australia's most tightly held and sought-after coastal markets.

“Offerings of this calibre are rarely seen in Burleigh Heads, with opportunities of comparable scale and prominence almost non-existent across Australia's established beachside precincts.

“Burleigh Heads has emerged as one of the Gold Coast’s most sought-after destinations over the past decade. Despite this transformation, the precinct surrounding James Street has remained largely unchanged, making this opportunity all the more unique.

“The site’s dual zoning provides a unique opportunity for groups to explore a range of potential outcomes, while its elevated position and proximity to key amenity further enhance its appeal.”

The Invitation for Proposals campaign for 14 Park Avenue in Burleigh Heads will close at 4pm (AEST) on Tuesday, September 1, 2026.
