Affordable investment occupied by internationally-backed discount retailer in SA town of Strathalbyn

3 mins read

Adelaide, Australia – A commercial property in Strathalbyn, around 60 kilometres south of Adelaide, occupied by one of Australia’s leading discount variety retailers, The Reject Shop, is up for sale.

The 676sq m single-level shop occupies a 1,223sq m site at 10 Dawson Street, with 11 car parks, with onsite car parking and a rear loading area.

The Reject Shop, which was acquired by Canadian-listed global powerhouse Dollarama in 2025, has just signed a new seven-year lease with two five-year options for the property, providing potential tenure through to 2043.

The investment generates a net income of $189,429 per annum plus GST with fixed 3% annual reviews.

The Strathalbyn property is being taken to the market via an Expressions of Interest campaign run by Knight Frank agents Ned Walter, Harrison Grice, Chet Al and Ryan Mills.

Mr Walter said: “This property offers investors an exceptional opportunity to acquire a quality, fully-tenanted retail investment with a long lease in place to a national leading retailer backed by a global company.

“The Reject Shop is one of Australia’s most recognised discount variety retailers operating a national network of more than 400 stores.

“The tenancy has also recently undergone a full refurbishment, bringing it up to an ‘as new’ standard, incorporating an open plan layout, high ceilings, LED lighting and automatic sliding entry doors – purpose-configured for discount retailing.

“Investment opportunities like this are rare and we expect strong buyer interest during the sales campaign.”

Mr Grice said the property occupied a large landholding in a prominent corner position on Dawson Street, Strathalbyn’s main retail strip.

“Strathalbyn is an established and growing regional town with connectivity to the Adelaide Hills growth corridor,” he said.

“The township has experienced ongoing residential growth with approximately 785 new dwellings approved since 2022, and recently benefited from a $10.5 million main street revitalisation.

"With recent budget changes and ongoing interest rate movements, new investors are entering the commercial market seeking properties with strong tenant covenants in secure locations.

“Assets such as 10 Dawson Street are well-positioned to perform in times of uncertainty and will appeal to a wide range of investors."

The Expressions of Interest campaign for the property will close at 4pm (ACST) on Thursday, July 16. View the property here.
