5-property South East Queensland industrial portfolio hits the market
16 June 2026
Brisbane, Australia – A five-property industrial portfolio within the rapidly expanding Yatala Enterprise Area (YEA) in South East Queensland has been listed for sale, offering investors the opportunity to acquire a collection of low site cover industrial outdoor storage (IOS) sites and warehousing facilities within one of the nation’s fastest-growing logistics corridors.
The Stephens Group portfolio comprises five properties across Luscombe, a thriving industrial precinct within the Gold Coast, including 49 Stephens Way, 59 Empire Drive, 66 Tonka Street, Lot 96 Empire Drive and Lot 1/27–45 Flame Trees Drive.
The assets, which are all in close proximity to each other, have a total combined site area of 17.46 hectares, with a useable area of 13.43 hectares.
Key tenants across the portfolio include Conplant, Atco, Goodall Transport, TAG Boats, McNeill Trailers and Argus Auctions, with the properties generating a strong combined holding income.
The properties are being offered for sale either individually or in one line via an Expressions of Interest campaign run by Knight Frank agents Elliot Ryan and Sam Harper in conjunction with Bevan Galloway and Mark Gilbride of CG Property Group.
Mr Ryan said the portfolio presented a rare chance to secure scale within one of South East Queensland’s most tightly held industrial precincts.
“The Yatala Enterprise Area continues to experience strong demand from occupiers and investors due to its strategic location between Brisbane and the Gold Coast,” he said.
“The portfolio provides exceptional flexibility for buyers, with the ability to acquire individual assets or the entire holding across a diverse range of industrial and IOS opportunities.
“The scale of The Stephens Group Portfolio, combined with its exposure to a broad range of occupiers and flexible holding income, is expected to generate significant buyer interest.”
Mr Galloway said the assets were well positioned to benefit from continued population growth, infrastructure investment, and freight and economic growth across the South East Queensland corridor.
“Positioned within immediate proximity to the M1 and major transport infrastructure, the properties are ideally suited to transport, logistics, warehousing and industrial users,” he said.
“The low site coverage aspect is expected to be particularly appealing, especially as demand continues to outweigh supply for these properties.
“Industrial outdoor storage assets remain highly sought after nationally, particularly within established transport and logistics precincts where land supply remains constrained.”
The Yatala Enterprise Area sits approximately 43km south of the Brisbane CBD and 35km north of the Gold Coast CBD. Located along the Pacific Motorway (M1), the site offers efficient access to the Logan, Gateway, Centenary and Ipswich Motorways, enabling strong freight connectivity to Brisbane Airport, the Port of Brisbane and the broader national network.
Spanning approximately 3,300 hectares, the Yatala Enterprise Area is home to a diverse mix of national and international occupiers across logistics, transport, manufacturing, construction and e-commerce sectors.
The Expressions of Interest campaign for The Stephens Group Portfolio will close at 4pm (AEST) on Wednesday, July 1.
