Winery Estate in WA’s South West for sale

Winery Estate in WA’s South West for sale

3 mins read

Perth, Australia – A winery estate in Western Australia's renowned Margaret River wine region leasedto multi award-winning wine producer Flametree Wines is being offered for sale.

The property at 7 Chain Avenue in Marybrook comprises a significant 20.29-hectare landholding strategically positioned on the prominent corner of Caves Road and Chain Avenue, opposite the Club Wyndham Resort.

It sits at the gateway to the Margaret River region between Busselton and Dunsborough, around 240 kilometres southwest of Perth.

The property is improved with approximately 1,350sq m of quality winery infrastructure, including a Hamptons Styled Cellar Door, wine production facility, barrel store, cool room, laboratory and office accommodation.

The estate was developed by the Towner Family for Flametree Wines in 2007, with the business to sign a new long-term lease providing solid annual net income and further renewal options extending the potential tenancy term to 20 years.

The Marybrook asset, which is offered as a freehold property – with the operating business Flametree Wines excluded from the sale - is being taken to the market via a Request for Offers campaign run by Knight Frank agents Lachlan Lewis and Jonathan Wong.

Mr Lewis said opportunities to acquire winery and tourism assets in the Margaret River region were rare.

"Properties of this scale, type and quality rarely become available in one of Australia's most recognised and fast growing wine and tourism destinations," he said.

"This offering combines immediate income security through a long-term lease with a highly successful winery operator, while also providing a substantial landholding with future development potential in a region benefiting from strong population growth, tourism demand and ongoing infrastructure investment.

"The property's location along the region's tourism corridor between Busselton and Dunsborough on the Indian Ocean coastline places it within one of Western Australia's most visited and sought-after lifestyle destinations."

Mr Wong said the offering would appeal to a broad range of investors seeking exposure to Western Australia's growing tourism economy.

"Beyond the immediate income profile, the property presents compelling long-term potential given its significant landholding and strategic location at the gateway to the Margaret River region," he said.

"The South West of Western Australia continues to attract strong levels of visitation, population growth and investment, supported by major projects including upgrades to Busselton Margaret River Airport and significant tourism infrastructure across the region.”

The Request for Offers campaign for 7 Chain Avenue, Marybrook will close at 4pm (AWST) on Thursday, October 8, 2026.
