Rare 2.68-hectare Geelong industrial landholding offered to the market

Rare 2.68-hectare Geelong industrial landholding offered to the market

3 mins read

Geelong, Australia – A significant industrial landholding in one of Greater Geelong's most tightly held industrial precincts has been brought to market, with Lot 2, 46–48 Fellmongers Road in Breakwater offered for sale via Expressions of Interest.

The 2.682-hectare site represents a rare opportunity to secure a large-scale industrial holding within Geelong's established southern industrial market, providing flexibility for owner-occupiers, investors and developers seeking exposure to one of Victoria's fastest-growing regional economies.

The property is located approximately three kilometres south-east of the Geelong CBD and benefits from excellent connectivity to the Port of Geelong, Princes Highway, Geelong Ring Road and major freight routes servicing Melbourne, regional Victoria, the Bellarine Peninsula and Surf Coast.

The site forms part of a recently approved two-lot subdivision, with planning permit approval already in place, and offers scope for a range of large-scale industrial, logistics, warehousing and manufacturing outcomes, subject to relevant approvals.

It is being taken to the market via Nathan Edgar and Chris Bolsin of Knight Frank in conjunction with Andrew Prowse and Jackson Carrick of Darcy Jarman.

Mr Edgar said the offering presented a unique chance to secure a substantial industrial development site in a market where opportunities of scale had become increasingly difficult to source.

“Large industrial landholdings within Geelong's established industrial precincts are becoming exceptionally scarce, particularly those positioned so close to the CBD, port infrastructure and major transport networks,” he said.

“Lot 2, 46–48 Fellmongers Road provides genuine scale and flexibility, making it suitable for a wide range of industrial and logistics requirements.

“As industrial land supply across established precincts continues to tighten, sites that offer both immediate utility and long-term development potential are attracting increasing attention from owner-occupiers, investors and developers alike.”

Mr Prowse said the property's location within Breakwater was expected to resonate strongly with buyers seeking access to one of Australia's fastest-growing regional cities.

“Breakwater has evolved into an important industrial hub, supporting manufacturing, logistics, trade supply and essential services businesses throughout the Geelong region,” he said.

“The property's proximity to the Geelong CBD, Port of Geelong and Melbourne transport links positions it exceptionally well for occupiers requiring efficient freight and distribution connectivity.

“it also benefits from established surrounding industrial infrastructure and strong connectivity to Geelong’s broader employment and workforce catchments.

“Geelong's population and economic growth continues to drive demand for industrial accommodation, while the supply of sizeable industrial landholdings remains constrained.

“This combination of strong economic fundamentals, significant infrastructure investment and limited land availability is expected to underpin strong buyer interest throughout the campaign.”

Greater Geelong's population has reached more than 295,000 people, with a further 125,000 residents forecast to move to the region by 2041. The city has emerged as one of Australia's fastest-growing regional centres, supported by strong jobs growth, major infrastructure investment and continued economic expansion.

Surrounding occupiers in Breakwater include Godfrey Hirst, Mainfreight, Bunnings Trade and Turosi Food Solutions.

The Expressions of Interest campaign for the property will close at 3pm (AEDT) on Monday, November 16, 2026.
