Prime-grade logistics facility in Melbourne’s north available for lease

Prime-grade logistics facility in Melbourne’s north available for lease

4 mins read

Melbourne, Australia – A newly completed prime-grade logistics estate in Melbourne's highly sought after northern industrial market is being offered for lease, presenting one of the region's most significant opportunities for occupiers seeking scale, flexibility and connectivity.

Located at 131-149 Somerton Road in Campbellfield, the North Melbourne Logistics Hub comprises a 55,901sq m industrial estate across five warehouses, with tenancy options ranging from 4,497sq m to 46,898sq m.

Owned by Cabot Properties, the estate has been designed to meet the operational requirements of modern logistics, warehousing, manufacturing and distribution businesses, offering immediate availability in one of Melbourne's fastest-growing industrial precincts.

The estate is being offered for lease through Knight Frank agents Daniel De Sanctis and Thomas Dodd in conjunction with JLL agents Jeremy Mugavin and Edyn Sibbald.

Mr Dodd said the North Melbourne Logistics Hub offered the market a super-prime solution to be located within one of the fastest growing precincts across Melbourne’s industrial market.

“The North Melbourne Logistics Hub offers the flexibility that occupiers are increasingly seeking, whether they require a standalone facility of more than 16,000sq m or a larger footprint approaching 47,000sq m,” he said.

“The estate has been designed to support a broad range of industrial and logistics users, with premium specifications including 14.6-metre internal ridge heights, ESFR sprinkler systems, expansive hardstand areas, recessed and on-grade dock access, and DA approval for 24/7 operations.

“These features enable occupiers to maximise operational efficiencies while benefiting from the flexibility to grow within the estate over time.

“This opportunity also positions businesses for Melbourne’s next wave of growth.

“The northern industrial corridor already offers competitive lease rates compared to the east, and with the upcoming North East Link due for completion next year, businesses in this precinct will have access to premium connectivity at a significantly reduced price.

“Businesses that secure space now will be positioning themselves for growth ahead of the curve – many companies will recognise this advantage once the link opens, and demand in this area is likely to increase.”

Mr Mugavin said the property's location would be a major drawcard for occupiers seeking strategic access to Melbourne's freight and logistics network.

“We expect strong interest from logistics operators, distributors, manufacturers and third-party logistics providers looking to secure high-quality accommodation with immediate access to key transport infrastructure,” he said.

“Campbellfield continues to be one of Melbourne's most important industrial precincts and is benefiting from significant infrastructure investment that will further strengthen its connectivity credentials.

“The estate is situated approximately 18 kilometres from Melbourne CBD and provides excellent access to the Hume Highway and Pascoe Vale Road, connecting occupiers to Melbourne Airport, the Port of Melbourne and Australia's eastern seaboard freight network.

“It is also located in close proximity to the Melbourne Intermodal Terminal at Somerton, which is emerging as one of Australia's most significant freight and logistics infrastructure assets and will support more efficient and cost-effective supply chain operations for businesses located in the precinct.

“Future infrastructure projects, including the North East Link, are expected to further enhance connectivity between Melbourne's north, east and south-east, positioning Campbellfield as a key industrial growth market well into the future.”

The estate further benefits from sustainability initiatives including a 4 Star Green Star certification, 99kW rooftop solar systems to each tenancy, natural light through skylights and translucent wall sheeting, and double-glazed office accommodation.
