Inner-Brisbane commercial property near Suncorp Stadium sells for $2.67m

Inner-Brisbane commercial property near Suncorp Stadium sells for $2.67m

3 mins read

Brisbane, Australia – A tightly-held inner-city commercial property in Brisbane's sought-after Milton precinct has sold under the hammer for $2.67 million.

Located at 14 Parkview Street in Milton the property comprises a freestanding 550sq m
office/warehouse building on an 804sq m freehold site approximately 2km from the Brisbane CBD and moments from Suncorp Stadium.

The asset benefits from an existing development approval for a five-storey commercial building comprising 1,982.4sq m of gross floor area and is zoned Low Impact Industry, allowing for a range of commercial, light industrial and redevelopment outcomes.

The property generates short-term holding income, being currently tenanted by local occupiers including Brisbane City Skate, and occupies a strategic position within Brisbane's rapidly evolving inner-west corridor, close to major transport infrastructure, retail and dining amenity.

It was sold to Perry Investments QLD at auction via Knight Frank agents Hayden Ryan and Christian Sandstrom on behalf of a long-term private investor.

Mr Ryan said the auction campaign generated strong interest from owner occupiers, investors and developers seeking opportunities within Brisbane's tightly-held inner-city market.

“The successful sale of 14 Parkview Street highlights the continued demand for well-located freehold assets with genuine value-add potential,” he said.

“The property offered a rare combination of holding income, flexible zoning and an existing development approval, providing purchasers with multiple pathways to unlock future value.

“With very few comparable opportunities available this close to the Brisbane CBD, buyer competition remained strong throughout the campaign.”

Mr Sandstrom said the competitive auction result underscored the depth of demand for strategically located assets within Brisbane's inner-west corridor.

“The campaign attracted significant enquiry from a broad cross-section of purchasers drawn to the property's flexibility and long-term growth prospects,” he said.

“Six registered bidders participated in the auction, placing a total of 10 bids before the property was successfully sold under the hammer.

“Positioned within a rapidly evolving precinct and directly benefiting from ongoing infrastructure investment associated with Brisbane's growth and the lead-up to the 2032 Olympic Games, the property was particularly attractive to buyers seeking future upside. “Demand remains robust for high-quality inner-city opportunities where purchasers can combine occupational requirements with long-term capital growth potential.”
