Character-rich office asset in Port Adelaide offered for sale

A substantial and character-filled commercial office asset in the heart of one of South Australia’s most historic precincts is being offered to the market.

The property at 6–8 Todd Street in Port Adelaide has basement accommodation and multi-level office spaces, with 54 private offices in total, providing a total gross building area of approximately 1,840sq m on a 984sq m landholding.

With dual street frontages to Todd Street and Timpson Place, the property occupies a central position within Port Adelaide’s evolving town centre, close to key amenity including Commercial Road, St Vincent Street and Port Adelaide Plaza.

It is being taken to the market via an Expressions of Interest campaign run by Knight Frank agents Chris Clemente, Harrison Grice and Ned Walter on behalf of the City of Port Adelaide Enfield.

Mr Clemente said the asset combined scale, flexibility and heritage appeal in a strategic Urban Activity Centre zoning.

“In a market with limited availability of large-format office assets in Port Adelaide, properties of this calibre and positioning are seldom offered and highly sought after,” he said.

“It will appeal to owner occupiers or astute investors looking to own in one of South Australia’s most historic and gentrifying suburbs.

“Zoned Urban Activity Centre, the site provides future development flexibility, subject to planning approval, supporting a diverse mix of commercial, retail and community uses.”

Mr Grice said the asset’s location and surrounding growth drivers would underpin buyer demand and future growth.

“Port Adelaide continues to benefit from significant public and private investment, including major residential developments and large-scale infrastructure projects such as the Dock One North waterfront development and the Osborne Submarine Construction Yard,” he said.

“The combination of strong connectivity, improving amenity and long-term economic drivers positions this asset to capitalise on the area’s ongoing revitalisation.”

The Expressions of Interest campaign for 6–8 Todd Street, Port Adelaide will close at 4pm on Thursday, May 28.
