54.9-hectare industrial development opportunity at the gateway to Toowoomba offered to the market

54.9-hectare industrial development opportunity at the gateway to Toowoomba offered to the market

4 mins read

Brisbane, Australia – One of the Lockyer Valley’s most significant and strategically positioned industrial development sites is up for sale.

The 54.9-hectare landholding at Lot 4 Roches Road in Withcott benefits from an existing Development Approval already in place and potential applications across industrial, manufacturing, logistics, agribusiness and other compatible uses.

Positioned within the established Withcott industrial precinct, the property sits at the foot of the Toowoomba Range, at the gateway between the Lockyer Valley, Toowoomba and South East Queensland.

It has direct access to major transport infrastructure, including the Warrego Highway and Toowoomba Connection Road, providing efficient connectivity to Toowoomba, Brisbane, and the broader Darling Downs and Lockyer Valley regions.

Around 24 hectares of the 54.9-hectare site is usable Industry-zoned land, and is located on an approved B-Double route.

Importantly, the property benefits from an existing Development Approval for a major food-processing and manufacturing facility comprising approximately 61,074sq m of gross floor area across six buildings, providing an incoming purchaser with a significant head start and reduced planning risk.

The asset is being offered for sale via an Expressions of Interest campaign run by Mark Clifford and Ned Jefferies of Knight Frank in conjunction with Alice Ridgway of Hot Property, on behalf of Jones Partners Insolvency & Restructuring through appointed liquidator Michael Gregory Jones.

Mr Clifford said opportunities of this scale and strategic positioning were increasingly difficult to find across South East Queensland's industrial market.

"Large-format industrial development sites with existing approvals are becoming exceptionally scarce, particularly those offering direct access to critical freight infrastructure and major regional markets," he said.

"Lot 4 Roches Road presents a unique opportunity to acquire a significant landholding with substantial planning work already completed, allowing purchasers to accelerate development timeframes and reduce approval risk.

"The site's scale, extensive hardstand capacity and immediate development potential create flexibility for a broad range of outcomes, including industrial, manufacturing, logistics, agribusiness and food-processing uses, while also providing longer-term land banking potential."

Mr Jefferies said the location was particularly well-positioned to capitalise on growing demand from occupiers seeking cost-effective alternatives to Brisbane's constrained industrial market.

"Toowoomba and the Lockyer Valley have emerged as increasingly important freight, logistics and manufacturing hubs, supported by major infrastructure projects including the Toowoomba Second Range Crossing and Wellcamp Airport," he said.

"The property sits at the gateway between the Lockyer Valley and Toowoomba, providing direct access to key freight routes linking Brisbane, regional Queensland and interstate markets.

"With strong population growth, a diverse regional economy and limited availability of approved industrial landholdings of this size, we expect the property to attract strong interest from owner-occupiers, developers, investors and strategic users from across Australia."

The property is situated within the rapidly growing Lockyer Valley region, which is home to more than 46,000 residents and recorded annual population growth of 2.4 per cent to June 2025, among the fastest growth rates of any Queensland local government area.

The neighbouring Toowoomba region has a population of more than 186,000 people and generates an estimated $15.5 billion in Gross Regional Product annually.

Nearby occupiers within the Withcott industrial precinct include Ventia and Pentair, while the property benefits from proximity to Toowoomba CBD, Wellcamp Airport and the Toowoomba Second Range Crossing.

The Expressions of Interest campaign for the property will close at 3pm (AEST) on 23 November 2026.
