The Alexander Bar and Bistro in Perth’s northern suburbs hits the market

A well-known tavern in Perth’s north, The Alexander Bar and Bistro, is up for sale.

The 4,659sq m establishment at 322 Alexander Drive features a spacious bistro, a lively sports/TAB bar, a refurbished beer garden, a children’s playground and a convenient drive-through Bottlemart.

It occupies a 1,200sq m site across the road from the Ballajura IGA.

The property is being taken to the market via an Offers to Purchase campaign run by Knight Frank agents Jonathan Wong and Cory Dell’Olio.

Price expectations are $5 million-plus.

The property receives a rent of $346,280 per annum plus GST, as well as additional rental from an Optus Tower on the site.

Mr Wong said The Alexander Bar and Bistro was ideally suited to an experienced operator interested in working full time or able to source a management team to run the business.

“Successfully running since 2013, the tavern has been a favourite of locals, and is in a perfect spot to service the growing surrounding suburbs,” he said.

“The property occupies a very large site, offering potential development opportunities in the future, as well as strong capital growth prospects due to the underlying land value.”

Mr Dell’Olio said the tavern was in a central location that delivers connectivity and has witnessed exciting new developments in recent years.

“The property is in a convenient area that has access to local shopping centres, schools, parks and recreational facilities, which means it appeals to both residents and visitors,” he said.

“The Alexander also benefits from a local bus stop less than 50 metres away, while the recently completed Ballajura Station connects Ellenbrook to the Perth CBD and is just a few minutes’ drive away.”

The WA State Government is encouraging the construction of over 1,000 new affordable homes, which will benefit the Ballajura area.

Meanwhile, the City of Swan has begun construction on a $6.5 million intergenerational play space in Ballajura, designed to provide a fun and engaging environment for people of all ages, which is an added attraction for the area.

The Offers to Purchase campaign for 322 Alexander Drive will close at 2pm (AWST) on Thursday August 7.
