Residential property services for tenants

If you are seeking a property to rent, our specialist teams aim to make the entire process as smooth and straightforward as possible – from searching for a suitable house or flat to agreeing rental terms and moving you into your new home.

The process

  • Viewing All of the properties we have for rent are listed on a number of websites: KnightFrank.com.au, Domain.com.au, RealEstate.com.au and Reiwa.com.au
  • If you would like to view any of the properties we have for rent we provide an online booking service accessible 24 hours a day, alternatively please contact the respective office by telephone or email
  • We offer flexible viewing times, including Saturdays, however as many properties will be tenanted please contact us at least 24 hours before you would like to view
  • You must inspect a property before submitting an application

Application

  • Once you have inspected a property, please complete the relevant rental application for the property, this will be provided to you by the Property Manager. In Victoria, you can apply online via One Form
  • You will be asked to include a minimum of three references. One from your property manager or landlord, if you are currently renting, your employer and a personal reference. Your employer will be asked to confirm your employment and salary, if required
  • If you are a student, you will be required to provide bank statements to show you have sufficient funds each week to pay the rent
  • If you have arrived from overseas, we will also require information on your visa and that you have permission to live in Australia for the tenancy period. Our minimum tenancies are usually six months
  • If your application is successful you will be required to pay a security bond and rent in advance as stipulated by the Property Manager

Rent and bills

  • Rent will be paid in advance and we suggest that you set up a direct deposit
  • As a tenant you will also be responsible for paying water usage, electricity, gas, nbn and any other utilities that relate to the individual property. Your Property Manager will clarify this with you at the time of application

Property Condition Report (PCR)

  • At the start of your tenancy, you will be provided with a PCR stating the condition of the property, which has been completed by your Property Manager
  • You are able to amend anything you do not agree with or make additional notes where appropriate
  • This needs to be returned to your Property Manager within a required timeframe, which depends on the State
  • It is the tenant’s responsibility to maintain the property to a good standard including the garden if there is one
  • Rental inspections will be carried out regularly, how often will be determined by your Property Manager at the time of signing the lease. Notice of inspection times will be provided to the tenant in advance. You are not required to be home when these happen however any pets kept at the property must be under control to allow the Property Manager access to the property

Pets

  • Some properties will allow pets but this is at the discretion of the individual landlord. If you have a pet please include this in your application
  • References may be required in some situations
  • A pet bond will also be required to be paid, information on this will be available from the Property Manager

Tenancy termination

  • At the end of your tenancy agreement, you will be required to give notice, in accordance with your lease agreement.
  • If you wish to extend your lease you will be required to sign a new lease agreement If you have provided notice to terminate the agreement, you will be required to move out of the property at the end date
  • The property must be left in a clean and tidy state with all carpets cleaned. Receipts will need to be provided
  • A final PCR will be carried out by your Property Manager and provided there are no issues they will organise for the Bond to be released back to you
