_Strong early sales success for boutique Underwood industrial development ONCOR as construction start

August 13, 2026

Brisbane, Australia – A newly launched industrial warehouse development in Brisbane’s undersupplied southern corridor has recorded strong early sales momentum, with 30% of the units already sold as construction kicks off.

The boutique project, ONCOR Business Park, is a premium small-format industrial project located at 1–5 Eileen Street, Underwood, approximately 18 kilometres south of the Brisbane CBD.

The exclusive estate comprises 17 architecturally-designed warehouse units, offering a mix of sizes ranging from approximately 91sq m to 172sq m, designed to cater to a diverse range of owner-occupiers and investors.

Prices for the units in the development start at $699,000, with sales to date for the five units sold totalling $7.5 million.
ONCOR is being marketed for sale by Knight Frank agents Lachlan Hateley and Sam Harper in conjunction with James Balfour and Lachie Hale of Ray White Commercial on behalf of the developer, Sunny Developments.

Each unit within ONCOR Business Park has been thoughtfully designed to deliver high-quality, functional space, featuring high-clearance warehouse areas, mezzanine office components, modern amenities and dedicated on-site parking, with each unit having a minimum of two car parks.

The development also incorporates secure gated access, private courtyards to selected units, and high-spec inclusions such as air-conditioning, 3-phase power and contemporary finishes, appealing to a broad range of users including trade services, logistics and small businesses.

Mr Hateley said sales activity for Oncor had been strong since launch, reflecting robust demand for modern, strata-titled industrial space in a supply-constrained market.

“Oncor is the first strata warehouse development in 15 years in Underwood, which is very tight from an industrial supply point of view,” he said.

“Purchasers have been drawn to the quality of the development, combined with its location, which benefits from excellent connectivity, located just minutes from the M1, providing seamless access to Brisbane CBD and the Gold Coast.

“The development is also within close proximity to major retail and trade amenity, including Bunnings, and a range of surrounding services, all within walking distance, further enhancing its appeal to occupiers.”

Mr Harper said: “Underwood continues to emerge as a highly sought-after industrial location, underpinned by strong population growth, established infrastructure and a diverse mix of commercial, retail and industrial uses.

“With limited new industrial supply in the area, Oncor presents a rare opportunity to secure a modern, well-located warehouse in a tightly held precinct.”

Completion of ONCOR Business Park is scheduled for early 2027.
