_The Broadway Hotel in Woolloongabba is up for sale
Brisbane, Australia – The Broadway Hotel in Woolloongabba, which is approved for a 34-storey mixed-use tower, is up for sale.
Originally built in 1889, the hotel occupies a 2,508 sqm freehold landholding at 93 Logan Road within the Woolloongabba Core. Situated directly south of the Brisbane CBD, the site benefits from exceptional connectivity, including proximity to the Cross River Rail Woolloongabba Station, the Princess Alexandra Hospital, and major employment hubs. Its position places it within the broader Brisbane Olympic Games investment corridor, with future uplift expected from the new Brisbane Live Arena, major transport upgrades and the proposed redevelopment of Stanley Street, which is planned to go underground, significantly enhancing the public realm and retail environment. The Broadway Hotel site received development approval in January for a high-rise mixed-use development comprising 256 apartments across a 34-storey tower, with 276 car parks, extensive bicycle facilities and activated ground-level uses.
The plan for the development is to be built directly behind the hotel, which would be restored and reopened as a hospitality venue after being vacant for more than 15 years. The property is now being taken to market by Knight Frank agents Christian Sandstrom and Blake Goddard on behalf of local builder developer, Carbone Developments. Mr Sandstrom said the property represented one of Woolloongabba’s most strategically positioned development opportunities. “The Broadway Hotel site occupies a gateway position within one of Brisbane’s most transformative inner-city precincts,” he said.
“Its planning certainty, scale and proximity to game-changing infrastructure make it a compelling opportunity for groups seeking to deliver a landmark residential project. “With the Cross River Rail opening in 2029 and significant investment continuing across the Gabba precinct, this location is set to undergo a once-in-a-generation uplift.” Mr Goddard said the approval, combined with the precinct’s evolution, placed the site among Southeast Queensland’s most attractive long-term redevelopment opportunities.
“This is a development approved project within a rapidly maturing urban renewal corridor,” he said. News Release “The site and approval provides an incoming developer with the opportunity to create a landmark development incorporating one of Brisbane’s most loved pubs and repositioning its rich heritage to be
loved once again. “The Carbone Group acquired the site, subsequently adding value through detailed design and preparation for the approved mixed-use scheme. This was timed perfectly with Economic Development Queensland’s involvement in the precinct to ensure the approval outcome catered well towards SEQ’s vastly growing population story.
“However, as a family-owned business focused on medium scale developments in Brisbane’s northern suburbs, they have now decided to sell to focus on their existing pipeline of projects”.
