_Owner-occupier snaps up Townsville facility transformed from office space into warehouse space

Townsville, Australia – A local air conditioning, refrigeration and electrical contractor in Townsville has purchased a facility to occupy in a deal demonstrative of the high level of activity for owner occupiers in the regional city’s commercial property market.

Townsville Service Group has paid $2.05 million for the property at 15-19 Dalrymple Road in Garbutt, which was formerly a commercial office building but has been transformed into a warehouse.

The sale was negotiated by Paul Dury and Dan Place of Knight Frank on behalf of a private vendor.

The property, located within the tightly-held Corporate Park Industrial Estate, consists of an 856sq m commercial office building on a 2,481sq m site with 24 car parks.

It was previously occupied by Ergon Energy and AE Smith as professional office space, with an adaptable design allowing for most of the office area to be removed and repurposed into functional warehousing space.

Townsville Service Group will relocate to the facility from a smaller facility it currently occupies just a few minutes away in Garbutt.

TSG Director Ben Mathiesen said: “Since moving into our current premises in 2022, our business has experienced strong and consistent growth, expanding to a team of 36 dedicated employees. From the outset, we planned for our next step to involve owner-occupying a property rather than continuing to lease. As a service-based operation delivering essential trades across North Queensland, a central location is non-negotiable it allows us to respond quickly and efficiently to clients throughout the region.

“We are currently undertaking renovations to transform the building at 15 19 Dalrymple Road into a modern, functional warehouse with updated administration spaces tailored to our needs. Purchasing this property underscores our long-term commitment to Townsville and the broader North Queensland community. It reflects our confidence in the region and our dedication to providing first-class services in the trades we specialise in for many years to come.”

Mr Place said owner occupiers remained highly active in Townsville’s commercial property market.

“One of the key drivers behind this demand is the ongoing lack of built form stock,” he said.

“We have a significant pool of capital consisting of both occupiers and investors seeking opportunities within Townsville’s industrial market.”

Mr Dury added: “The buyer was drawn to the asset’s central Garbutt location, offering convenient proximity to key suppliers, and the adaptable design of the improvements which allowed the building to be repurposed into functional warehousing space.”

The Corporate Park Industrial Estate, in which the property at 15-19 Dalrymple Road is situated, was developed by the Lancinin Group in the early 2000ss and is considered one of the most sought-after industrial locations in Townsville. Major occupiers within the estate include Ergon Energy, TJM, Tradelink, Reece, Daikin, Knauf and Sheriff Electrical.
