Brisbane, Australia – A new industrial warehouse development southwest of Brisbane is nearly sold out, with only one warehouse remaining as the project reaches the milestone of construction completion
March 24, 2026

The boutique development, Hawkins Connect, is a premium industrial project being undertaken by Brix Property Group.

The exclusive estate at 52 Hawkins Crescent, Bundamba, located within the Citiswich Business Park, comprises 21 premium warehouse, office and storage units designed to suit a diverse range of end users.

Occupiers of the sold units include, but are not limited to, businesses in trades, cosmetics, ecommerce, shutters, awnings and blinds, as well as storage and hobbyist uses. There have also been several investment sales, reflecting the strong appeal of the asset and the recognised growth potential of both the product and its location.

Sales to date in the development total $17.5m, with deals negotiated by Knight Frank agents Lachlan Hateley and David Knox, in conjunction with Harry Egan of Ray White Commercial South West.

The remaining warehouse is 160sq m, with three car parks, an exclusive courtyard at the rear and direct exposure to the Warrego Highway. It is priced at $799k and has generated strong levels of enquiry to date.

Each architecturally designed warehouse at Hawkins Connect features a ground floor and mezzanine level, complete with modern kitchenette and bathroom facilities including a shower, and premium finishes. The warehouses also offer 5 metre high roller door access and dedicated exclusive-use parking.

Hawkins Connect is a fully gated and secure complex with CCTV surveillance, and the industrial zoning permits 24/7 operations.

Mr Hatley said: “Buyer interest in Hawkins Connect has been very strong with 95% of the estate sold out by construction completion across a range of owner occupiers and investors.

“Buyers have been drawn to the quality of the development, in addition to its location and connectivity.

“Situated around 35 kilometres from Brisbane, and strategically positioned at the junction of the Cunningham and Warrego   Highways, the precinct offers seamless connectivity to an extensive regional and urban network.

With limited supply in the area, Hawkins Connect presents a rare opportunity to secure a high-quality space in a prime location.”

Bundamba is rapidly emerging as one of Brisbane’s most sought-after industrial precincts, attracting major domestic and international occupiers due to its excellent connectivity to the Warrego and Cunningham Highways, which provide direct links to the Ipswich and Logan Motorways.

Notable occupiers in the area include Costco, API, The Reject Shop, Northline, SAAB and Telstra.

Located directly across from the Hawkins Connect estate is KFC, Banjo Bakery, ECO carwash and Bundamba Discount Pharmacy.

Hawkins Connect is Brix Property Group’s latest completed development in South-East Queensland following the successful sellout and completion of Botanica Park in Acacia Ridge, the M1 Industrial Park in Burpengary East, and the sellout of Gateway 38 in Stapylton, which is due for completion in September 2026.

Brix Property Group Managing Director Adam Brick said: “South East Queensland’s industrial market continues to power ahead, and Brix is actively seeking more development opportunities to continue the roll out of our signature architecturally designed office warehouse spaces. We are finalising opportunities for the delivery of mixed-use retail and commercial projects in Brisbane and ready to deploy further capital into more industrial land subdivision opportunities and infill industrial warehouse sites.”

Brix Property Group’s latest project, ‘Pacific Link’, located at 21 Kristins Lane, Upper Coomera, features 13 high-end warehouses and is over 60% sold out prior to construction. Construction is due to commence in May of this year with completion due by the end of 2026.
