_Modern logistics facility in Adelaide’s tightest industrial precinct up for sale
The property at 75 Kaurna Avenue in Edinburgh, which has 6,767sq m of gross lettable area on a 15,734sq m site, is situated opposite the Coles Distribution Centre, and surrounded by global powerhouses DHL and PepsiCo in South Adelaide’s fastest-growing industrial estate of Edinburgh Park.
Purpose-built in 2021 for M3 Logistics Pty Ltd, an Australian-owned third-party logistic provider with national distribution capability, the asset benefits from having a national tenant in place, fixed annual rental growth, significant rental upside and surplus land for expansion.
The property is being offered for sale via an Expressions of Interest campaign, managed by Knight Frank’s Max Frohlich and Ryan Mills, in conjunction with Guy Bennett and Matthew Lane of Bennett Lane, on behalf of the vendor.
The asset is leased at a net passing income of $640,208 per annum from July 2026, approximately 48% below market rent, providing clear reversionary upside at lease expiry or option exercise.
The lease provides a WALE of 2.0 years (from July 2026) and incorporates fixed annual rental increases of 2.75%.
Mr Frohlich said: “75 Kaurna Avenue presents a rare opportunity to acquire a modern logistics facility in one of Australia’s most supply-constrained industrial markets.
“75 Kaurna Avenue offers investors exposure to Adelaide’s strongest industrial fundamentals, underpinned by historically low vacancy, sustained rental growth and a clear pricing advantage relative to replacement cost.
“Adelaide remains one of the tightest industrial markets in Australia, with vacancy across all precincts sitting below 2.5% in the second half of 2025 – the lowest of any capital city nationally. Within that context, the Outer North continues to outperform, recording the strongest rental growth of any Adelaide precinct over the past several years.
“The asset is located within Edinburgh Parks, which has emerged as Adelaide’s premier logistics and defence‑aligned industrial estate, attracting major national and global occupiers seeking scale, connectivity and long‑term growth.”
Edinburgh Parks benefits from direct access to the Northern Connector, providing efficient freight connectivity to the Port of Adelaide, Adelaide Airport and the national road and rail network.
The precinct is home to a growing roster of major occupiers including Coles, DHL, PepsiCo, BAE Systems, Airbus, Inghams and Drakes.
Mr Lane said proximity to RAAF Base Edinburgh, the centre of South Australia’s defence manufacturing and sustainment ecosystem, continued to underpin occupier demand and investor confidence.
“More than $100 billion of defence investment is underway or planned across Adelaide’s northern corridor. This is generational infrastructure and employment growth that is directly supporting long‑term demand for logistics and industrial accommodation,” he said.
“With limited land availability, elevated construction costs and replacement costs now materially above current pricing, well‑located, modern assets such as 75 Kaurna Avenue are increasingly sought after by both institutional and private investors.”
Industrial investment activity in Adelaide remains resilient, with $794 million in transactions recorded over 2025, the second‑highest annual volume on record, reflecting continued national interest in the market’s defensive income profile and rental‑led growth outlook.
