_Large-scale development site on Townsville’s Charters Towers Road up for sale

Townsville, Australia – A large-scale development site close to the Townsville CBD and Mater Hospital Hyde Park Campus is up for sale.

The 8,306sq m property at 93-101 Charters Towers Road in Hyde Park is being offered for sale via an Expressions of Interest campaign run by Knight Frank agents Paul Dury and Dan Place on behalf of the vendor, Ramsay Health Care.

Price expectations are around $4 million.

The prominently-exposed property, which was created through the amalgamation of five separately titled allotments, has three-street frontage to Charters Towers Road, Clarendon Street and Regent Street.

It has current development approval for hospital and healthcare services.

Mr Dury said the current approval in place presented a derisked opportunity for immediate or staged development, but there were several options for potential buyers.

“There is an opportunity to develop this site, however we also expect buyers to consider landbanking or occupying as alternative options,” he said.

“It is unique in that it’s the largest remaining large-scale development site on Charters Towers Road, which offers excellent exposure.

“Its location will be the biggest drawcard, as it’s situated just five minutes’ drive from the heart of the CBD, and one minute from the Mater Hospital Hyde Park Campus.”

Other surrounding users in the immediate area include service stations, strip retail, hotel and commercial office buildings. The Hermit Park Shopping Centre and Castletown Shopping Centre are also nearby.

Mr Place said: “This Hyde Park site is a premium high profile Townsville location benefiting from a high volume of passing traffic each day and great accessibility to the surrounding arterial road networks.

“Situated just three kilometres southwest of the Townsville CBD, it occupies a prime inbound position with additional frontage to Clarendon Street and Regent Street, providing excellent access and development flexibility.
