The portfolio is well occupied with all Queensland SDA services provided by Just SDA Management, a highly regarded provider operating nationally.
They are being marketed for sale via an Expressions of Interest (EOI) campaign led by Knight Frank agents Sam Biggins and Clem Stack on behalf of a private partnership.
Mr Biggins said the properties were expected to be attract strong buyer interest during the campaign, with high demand for quality healthcare assets.
“These SDA properties are strategically positioned across inner metropolitan South East Queensland precincts and regional Victoria, and benefit from close proximity to specialist medical and allied health facilities,” he said.
“Each property also has a strong SDA partner in Just SDA Management, which is one of Australia’s leading SDA accommodation services nationwide.
“With strong fundamentals in place and an estimated fully leased portfolio net income of $1,365,400, this portfolio offers a strong investment opportunity
“Investors are on the lookout for solid healthcare assets to diversify their portfolios, and we expect the properties in this portfolio to generate strong interest.”
Mr Stack added: “Each of these developments has been completed in the past two years, with highquality construction featuring modern finishes, sprinklers and considered detailing, tailored for current consumer needs.
“This portfolio fits the flight to quality mandate of investors seeking deployment into the sector, in particular through partnerships with reputable developers to grow pipeline. The market still has further room for absorption with only approximately 75% of the overall committed SDA funding allocated in support packages
“The recent construction means there are also significant depreciation benefits available to investors.”
The EOI campaign for the portfolio of four assets will close at 3pm (AEST) on Thursday, March 19.
