_Land-rich Laverton North industrial investment offered with blue chip income and significant future

Melbourne, Australia – A low-site-coverage, land-rich industrial investment in one of Melbourne’s most tightly held industrial precincts and underpinned by a long-term lease to an ASX-listed tenant is up for sale.
February 24, 2026

The property - Factory 3, 5–7 Maria Street in Laverton North has a total building area of 1,025sq m on a 6,843sq m site, equating to exceptionally low site coverage of approximately just 15%, a rare attribute that provides substantial flexibility for future development, expansion or reconfiguration (STCA).

The asset is leased to Cleanaway Operations Pty Ltd until at least the middle of 2028, with four three year options in place. The net passing rent is $237,853 per annum plus GST and outgoings, with annual reviews at the greater of CPI or 3%.

It is located within Laverton North’s tightly-held Industrial 2 Zone (IN2Z) and benefits from excellent access to key freight and distribution routes, including Princes Highway (1.2 kilometres) and the Western Freeway (7.6 kilometres), as well as proximity to the Melbourne CBD (approximately 18 km) and Melbourne Airport (approximately 24 km).

Factory 3, 5-7 Maria Street is being taken to the market via an Expressions of Interest (EOI) campaign run by Knight Frank agents Steve Jones and Andrew Gallucci.

Mr Jones said the offering presented a compelling combination of secure income with meaningful land-driven upside over the longer term.

“Industrial assets with this level of underlying land content and such low site coverage are increasingly scarce in Melbourne’s inner west,” he said.

“With a blue-chip, ASX-listed tenant in place and strong embedded rental growth, this is the type of investment that can deliver income security while retaining genuine future development optionality.”

Mr Gallucci said the location and configuration would resonate strongly with investors seeking durable industrial fundamentals in a tightly-held market.

“Laverton North continues to be one of Melbourne’s premier industrial precincts due to its strategic position servicing key freight corridors and major infrastructure,” he said.

“This offering stands out for its functional improvements and substantial concrete hardstand—features that support a wide range of industrial and logistics requirements, now and into the future.”

The Laverton North asset features a dual-warehouse configuration, combining an older-style clear span warehouse with internal office and amenities, plus an adjoining high-clearance, sandwich panel– lined warehouse currently used for tank storage.

The balance of the site is fully concrete paved and accommodates driveways, on-site parking and a large hardstand/yard area of approximately 4,000sq m, supporting strong operational functionality for transport, logistics and industrial users.

The property’s key features include two container-height roller doors, an all-weather loading canopy/awning, a clear-span warehouse, office and amenities, ample on-site parking for passenger vehicles and trucks, and the additional high-clearance warehouse component currently used for tank storage.

The EOI campaign for the Factory 3, 5–7 Maria Street in Laverton North will close at 4pm (AEDT) on Thursday, March 5.
