What’s of particular interest is Third.i's growing focus on regional cities—an approach that reflects the changing dynamics of urban migration post-COVID. As more people move away from crowded metropolitan areas in search of affordability and a higher quality of life, regional cities like Newcastle have become increasingly attractive for both living and investing.
To better understand these migration patterns, Third.i has collaborated with the University of Newcastle on a study that examines migration data. According to Berry, “people are willing to migrate out of Sydney for affordability”.
Third.i’s strategic focus on regional areas is evident in its two flagship Newcastle projects: The Merewether Residences and Dairy Farmers Towers.
The Merewether Residences, a $300 million joint venture with Dexus Real Estate Partnership, is set to redefine retirement living. Situated on the grounds of the Merewether Golf Club, this resort-style development will feature 178 luxury apartments, including 16 penthouses, across four six-storey buildings. Residents will enjoy amenities such as a health and wellness centre, cinema, pool and clubhouse - all designed to foster a vibrant over-55s community.
Meanwhile, Dairy Farmers Towers is breathing new life into one of Newcastle’s most iconic sites. This development comprises two architecturally-striking towers housing over 180 luxury apartments, complemented by five floors of commercial space. The project pays homage to the site's heritage by preserving the historic glass milk bottle and clock towers, integrating them into a pedestrian-friendly public art installation.
Both projects exemplify Third.i’s dedication to creating spaces that blend innovative design with community engagement. As Berry noted during the podcast: “engaging with the community early in the planning stages helps us understand their needs and incorporate that feedback into our designs”.
