Adelaide, Australia – An industrial freehold allotment in Adelaide’s premier inner-north industrial precinct, just 11 kilometres from the CBD, is up for sale.

The 5,320sq m property at 37 Jonal Drive in Cavan, with expansive frontage of 40 metres to the street, is fully leased to Australia’s leading water tank manufacturer Bushmans Group Pty Ltd.

However, its Strategic Employment zoning within the City of Salisbury means the property has future development potential, with the zoning allowing for a range of industrial, logistical, warehousing, storage, research and training land uses, together with compatible business activities generating wealth and employment to the state.

The property is being taken to the market via an Expressions of Interest campaign run by Marco Onorato and David Ludlow of Knight Frank on behalf of the vendor, a Sydney investor.

Mr Onorato said the property represented a prime investment, with significant development upside.

“It is a quality industrial freehold allotment with holding income, primely positioned for private investors and allowing for future owner occupation and development upside,” he said.

“Adelaide’s industrial market has continued to witness strong demand, especially in the inner north precincts, contrary to the macroeconomic uncertainty.

“We anticipate strong market interest at large for 37 Jonal Drive from private investors, occupiers and developers.”

Mr Ludlow said the property was strategically located in Cavan, close to established brands including Iron Mountain, Amazon and Visy.

“It’s a central location with great connectivity to major road infrastructure including Port Wakefield Road, Main North Road and the North-South Motorway,” he said.

The Expressions of Interest campaign for the property will close at 3pm (ACST) on Thursday, September 14.
