_Tenants snapping up space in Perth’s only genuine office park in the suburbs

Perth, Australia – MORE THAN 3,600 sqm in office leasing deals have been completed at the Garden Office Park as occupier demand for space in the suburbs grows.

Over the past year 13 leasing transactions have been completed at this property, located at 355 Scarborough Beach Road in Osborne Park, totalling 3,688 sqm, with deals ranging from 100 sqm to 600 sqm.

Some of the tenants that have signed up for space include ANZCA, Hiiremii, Synnex, CT Group, Penten, Element 25, Ten Recruiting and Vection.

The deals were negotiated by Greg McAlpine of Knight Frank and James Phelan and Colin Gilchrist of CBRE.

Mr McAlpine said the transactions demonstrated a trend whereby some occupiers were moving to suburban properties in the post-COVID environment.

“With remote working becoming more common we are seeing some occupiers look to more affordable suburban locations, as long as the quality is there and it’s accessible for their staff,” he said.

“The Garden Office Park has outperformed other suburban developments, which is evidence of a flight to quality with tenants looking for parking, amenity and new modern fitouts.”

The Garden Office Park, owned by RG Property, consists of five buildings ranging from two to five storeys with a total of 16,800sq m of A-grade office accommodation

The Park offers an array of tenant facilities including full-time on-site management, security, parking, a help desk, conference facilities and an alfresco café.

It also offers a tenant gymnasium, swimming pool, tennis court, end-of-trip facilities and gardens.

The grounds are extensively landscaped with a public space and picturesque gardens surrounding a relaxing watercourse, fountain and pond.

Mr Phelan said The Garden Office Park was in a sought-after location in the Herdsman Business Precinct, close to the Mitchell Freeway, 400 metres from the Glendalough train station and only an 11-minute drive from the Perth CBD.
