Natural capital investments encompass agricultural assets aligned with an ESG criteria to generate a positive ESG impact. There is a growing demand for properties with natural capital attributes, driven by mandatory sustainability reporting requirements for large businesses in Australia. These regulations, and organisations’ own ESG targets, are expanding the role of carbon sequestration to achieve these goals. Properties can be registered under carbon schemes to earn carbon credits by regenerating vegetation and modifying land use. This approach not only supports environmental goals but also provides an additional income stream for property owners.

While natural capital investments offer promising returns, Oster cautions that changes in government policy or fluctuations in carbon credit prices could impact the viability of these investments. However, as highlighted in Knight Frank's Rural Report, the demand for these investments is only set to grow, offering new opportunities for investors to contribute to environmental stewardship while achieving financial growth.
