_Three tenants lease more than 1000sq m in landmark building in West Perth
- Atlantic Lithium has leased 455sq m, while TELUS Health has leased 350sq m and Carnarvon Energy has renewed its lease for 283sq m
- Only 455sq m now remains available in the five-level building, which sits opposite Kings Park in West Perth, just next to the Perth CBD
- The leasing deals were negotiated by Knight Frank and CBRE
More than 1000sq m of space has been leased in a West Perth office building located opposite Kings Park, with three tenants committing to occupy space in the building.
Only 455sq m now remains available in the five-level building at 76 Kings Park Road following a successful campaign run by Knight Frank agents Greg McAlpine and Rick McKenzie and CBRE’s Colin Gilchrist and Jordan Fitzgerald.
Recent deals include:
- Mining company Atlantic Lithium leasing 455sq on part of Level 1, with this tenant relocating from a building at 16 Ventnor Avenue in West Perth
- Health and wellbeing provider TELUS Health leasing 350sq m on Level 1, with this tenant relocating from 1195 Hay Street in West Perth
- Energy producer Carnarvon Energy leasing 283sqm on Level 2 (part of the floor), which was a renewal
The property at 76 Kings Park Road provides five levels of modern office accommodation with a total of over 3,600sq m of space.
It has excellent building amenity including end-of-trip facilities with showers, lockers and secure bicycle parking.
The building has recently had refurbishments including a new façade and lobby works, with a partial spec fitout and full refurbishment of level one prior to the leasing campaign.
Mr McAlpine said the remaining 455sq m of space was on level two of the building at 76 Kings Park Road and featured an impressive balcony facing Kings Park.
“This is a landmark building in the centre of West Perth,” he said.
“Tenants have been attracted to the location of the building, on the corner of Kings Park Road and Thomas Street, next door to the Perth CBD and close to lots of amenity.
“The tenancies benefit from plenty of natural light, with many providing views overlooking Kings Park and surrounds.
“There is also an abundance of parking in the building, with one car bay per 36 square metres of leased area.”
Mr Fitzgerald said the West Perth market remained strong, with demand particularly high for fitted out spaces in the sub 500 square metre range.
“We are seeing more activity in the market from a larger number of tenants,” he said.
“Vacancy in West Perth is expected to fall marginally this year due to activity levels.”
