Brisbane, Australia – A vacant site in one of South East Queensland’s strongest growth areas is up for sale.

The 4.62ha land parcel is subdivided into three lots at Lot 1 Magnolia Drive and 7002 and 7003 Tournament Drive in Brookwater, next to the Brookwater golf course, in Springfield, west of Brisbane.

One lot has approval for 42 low-medium residential sites, each able to accommodate up to four multi-occupancy dwellings, while another lot is approved for a hotel and commercial component. A recreational facility is proposed for the third lot.

The site is being taken to the market via an Expressions of Interest campaign run by Christian Sandstrom and Blake Goddard of Knight Frank.

Price expectations for the property, which has 400m of frontage to Magnolia Drive and 150m of frontage to Tournament Drive, are in excess of $17 million.

Mr Sandstrom said the site was expected to attract significant interest from residential developers looking for opportunities in South East Queensland.

“We anticipate strong interest from developers looking to build a true integrated lifestyle development targeting a demographic of over 50s and taking advantage of the proximity to the Brookwater golf course and club facilities,” he said.

“There are very few land opportunities of this nature and we believe both local and offshore developers will pursue the opportunity especially as the approval incorporates a hotel and leisure component.”

Mr Goddard said: “Springfield is one of the biggest growth areas in the region, with amenity and transport options, as well as relative affordability compared to Brisbane, attracting residents to the area.

“The location of this site, in an elevated position alongside Brookwater golf course and in close proximity to retail amenities and key transport nodes, meaning there will be in strong demand from residential buyers for any potential development.”

The Expressions of Interest campaign for the property will close on Thursday, September 7.
