_Land parcel in Mamre Road Precinct up for sale
One of the last remaining raw land parcels within the Mamre Road Precinct of the Western Sydney Aerotropolis is available for sale via an international Expressions of Interest campaign being run by Mark Litwin, Grant Bulpett and Angus Klem.
The property, which consists of 20 hectares of land at 244-270 Aldington Road in Kemps Creek, is comprised of two titles but is being sold as an amalgamated offering and is expected to sell for $75 - $80 million.
The original landowners within the Mamre Road Precinct, have retained ownership of the land to date but will now sell it following the recent rezoning of the precinct in June last year and the recent exhibition of the draft Mamre Road Development Control Plan (DCP).
The Mamre Road Precinct consists of circa 850 hectares of industrial land with four nominated employment service hubs that will provide about 17,000 new jobs in Western Sydney.
Given the recent rezoning of the precinct, the site is expected to generate significant interest from major buyers both domestically and from around the Asia Pacific region, including private developers, owner-occupiers, speculators and institutional investors.
Demand for logistics space has increased over recent years, and dramatically over the past year as the COVID-19 pandemic has played out across the globe.
The site is situated in a strategic location within the Mamre Road precinct, surrounded by existing transport structure. This allows for efficient access to multiple modes of transport, including the M7 and M4 Motorways.
The property will also benefit from a strong uplift from future transport corridors including links for road, rail and air networks, with protected land within the precinct for future intermodal. And, of course, it will also be a natural benefactor of the 5.6 billion-dollar Western Sydney Airport, set to be operational in 2026.
The Mamre Road precinct will be the only pure industrial precinct to receive freight from air transport and distribute it with speed to the market.
The Kemps Creek site permits multiple built form outcomes with IN1 zoning permitting a wide array of high value uses. It also has a precinct point of difference, being a future corner location with Employment Services Hub, as identified in the Draft DCP.
